Determination of cause and extent of mold property damage. Analysis of fungal mold present as potential allergens or pathogens. Certain species of "Black Mold" are deadly. Most "Black Mold" is totally irrelevant to human health. Only a fully qualified medical mycology investigator is qualified to make that determination. SPECIALIZED MOLD REPORTS No two toxic mold inspection reports** are alike. They must never be a typical preformatted template checklist in style such as used in the general home inspection reports. Such a format is not qualifed for, and does not work given the complexities of studying a biological entity present within human habitations that are interacting with its occupants. It requires nothing less than a competent scientific inquiry when and where health or a high value property concern is involved. We from time to time have people contact us after they have obtained a "free" mold inspection from a contractor that may have "inspected" a property and having performed some work. That contractor because he performed a "free" * inspection does not provide a written report because the inspection is free but not the report. NOTE: Most free mold inspections are connected with paid for repairs. Other "free" inspections without report are really weak and unqualified opinions where there is a reluctance to put it into writing since once in writing a legal liability is attached. When and or if the inspection is flawed, negligent or in clear error resulting in a loss or damages that can cause an inspector to find themselves in court. Understand that if your inspection is required for any legal reason such as a property transfer, insurance or other reason that may require legal scrutiny then you must have it certified and in writing or it is worthless and may cause you unneeded expense and delay. A RECENT FREE INSPECTION CASE ONE In a recent case (Jan 2005) a retired couple selling their home had a "free" mold inspection before a home closing because there were water stains on the bathroom wall and plumbing work needed to be performed. The "inspector" checked the property and claimed the property was mold free. The walls were resealed after work. The buyer's and their attorney demanded an inspection report but since a free inspection did not come with a free report a second inspection was called for that required a reopening of the walls, inspection and resealing - of course for full payment. NJMI does not provide 'free" toxic mold inspections although we have been known to provide complete inspections with full reporting "pro bono" or at a substantial reduction in fees under special circumstances generally relating to child or elder health for those with a fixed or limited income. ANOTHER FREE INSPECTION CASE TWO February 2006. We received a a request for a second opinion for health related investigation and remediation estimate. A young couple with the wife still in the hospital with a newborn had a free inspection that was credited towards a remediation proposal of $8,000.00 for "Black Mold" Upon our investigation it was determined that no such remediation was necessary. Yes there was mold but of no clinical relevance. ANOTHER FREE INSPECTION CASE THREE JULY 2006 We conducted a truly free scientific study with medical doctor on site to perform a full clinical interview with a "black mold" infected patient. We performed an investigation that determined the basement of this home was heavily contaminated with he genus and specie of fungal mold that was found to be growing in his brain (3 since 01/06 surgeries). We performed extensive fungal mold sampling and and culture testing at no cost. Upon our finding of the specie of fungal mold and its direct relevancy to the patients infection we recommended the basement of the home be fully remediatied. We have NO interest in selling you any repairs or renovations! You may use your own qualified contractors or some of our competent and certified highly experienced referrals. In many cases we will put in writing that you may perform your own remediation. SPECIATION IS CRITICAL!!! FINAL NOTE: Many self appointed mold experts will tell you the genus and specie does not matter and just get rid of it. This view is limited and based upon ignorance of the fact some of these fungi are clearly deadly. In cases where health is concerned (ALLERGIES OR INFECTIONS) SPECIE OF MOLD IS CRITICAL in determining what the occupants of the property must do i.e., take immediate steps to protect themselves or in some cases you must VACATE IMMEDIATLEY - in about 5% of our cases. This also determines the cost of the remediation. Fungal mold that represents a health risk require elaborate and expensive cleanup procedures.
